Service Contract Review

Our broad range of experience in contract negotiations and administration enables us to identify areas that are often ignored or improperly handled by other property managers in their dealings with vendors of contract services.

  • Building needs relative to contract services (i.e., window washing, security, elevator maintenance, janitorial and landscape maintenance)
  • Quality of service presently being rendered
  • Areas that must be immediately addressed

Depending on the needs of a particular client, we can provide a more in depth study utilizing the services of additional professionals. These additional studies are as follows:

  • Architectural Review
  • Structural Review
  • Roofing Systems Analysis
  • Electrical System
  • Mechanical System
  • Plumbing System
  • Fire/Life Safety System
  • Environmental Report

The results of these studies will identify annual savings through reduced operating expenses, building code violations, deferred maintenance and improved cash flow through correct calculation of CPI adjustments, escalation calculations and tenant charge-back procedures
