Acquisition ANALYSIS

Our Capital Budget Review - Acquisition Analysis is based on thorough reviews and inspections that must meet or exceed our standards. There are five basic components to our analysis, and several more that reviews that are performed as needed for each specific location.

Physical Inspection

  • Interior common areas
  • Mechanical rooms
  • Cost of curing any deficiencies

Mechanical Review

  • Mechanical and electrical equipment and systems
  • Adequacy of the building system
  • Efficiency of operation
  • Preventive maintenance programs or lack thereof
  • Cost of curing any deficiencies

Energy Management Review

  • Efficiency of the building - Energy Consumption
  • Efficiency of the building - Mechanical Operations
  • Provide tested, practical solutions to energy problems without sacrificing tenant comfort

Budget Preparation

  • Prepare property operating budget tailored to client’s requirements
  • Establish accurate financial proforma
  • Assist in establishing accurate cash flow projections

Service Contract Review

Our broad range of experience in contract negotiations and administration enables us to identify areas that are often ignored or improperly handled by other property managers in their dealings with vendors of contract services.

  • Building needs relative to contract services (i.e., window washing, security, elevator maintenance, janitorial and landscape maintenance)
  • Quality of service presently being rendered
  • Areas that must be immediately addressed
